I'm sure Speedtouch on here can provide you with an equivalent chip for a significantly lower price. Check the For Sale section.

I don't believe that anybody can chip an M40 and see another 20bhp.

If you read the ebay ad. carefully, you will see that other mods. are required as well to achieve the figures quoted. These will be mods. to improve the engine's performance as an air pump, such as cam, increased CR, long branch exhaust manifold, larger TB., etc.
Just fitting this chip to a standard engine would likely just increase fuel consumption and actually reduce power, since it would just over fuel.
BMW have to produce their engines to be able to operate over a much wider range of atmospheric conditions and with fuels of considerably lesser quality than anything you will ever encounter in the UK, so modifications can be made to the timing and fueling maps in the 'chip' which will eliminate this ability, and allow the tune to be changed to give modest gains in performance and driveability.
Before any 'chip' is fitted, however, you should get your engine running as it was when it left the factory, which will probably give far more gains than any 'chip'! In most cases a fundamental and key part of this quest to regain lost performance will be to have the injectors rebuilt.

thanks, i have just done a full top end rebuilt (was just going to do tappets but once you get half way and all that) also doing All bushes/bushings, mounts, suspension, brakes and wheel bearings to make a decent daily that i don't need to worry about constantly. somewhat thinking out-loud to see what you guys thought.

p.s. like i said i took the ad with a punch of salt, i'm more interested in a couple of extra mpg
