Below is a link to what is actually happening to my 325i :

Originally the resistor switch failed as fan would only work on 4.

When i noticed wet passenger footwell i presumed heater matrix.

Now blower motor is whining terribly!

I'm guessing i need to replace motor, resistor and resistor......and remove underlay etc!

Any other advice with regards to the parts and work

The motor probably just wants lubricating.
The heater valve is under there too you need to remove the glove box and the trim to the right side and you should see exactly where the leek is from

The reason the resistor pack failed in the first place was because the motor needs lubricating.
A common cause of the heater valve failing is the coolant pressure cap STILL not having been replaced, seventeen years after the safety recall was announced.
