I`m in the process of buying some 16" rims which have an et of 20 as i understand it bbs have an et25.
i dont really understand what it all means except it means off set, what i`m asking is do i need to fit 5mm spacers?

no.
et 20 means they will already stick out 5mm further than an et25 wheel (of the same width.
putting a 5mm spacer will make the new wheels et15, so theyll stick out 10mm further than the standard wheels.
