Hi, my non vanos m50b25 goes tic tic tic, the sound is in tune with the revs and seem to come from the driver side. Its sadly reminds me of my previous m40 engine's tappets! I searched the web and found that it could be the valves or the chain tensioner? oil level is good.

Any advice would be much appreciated!

Sounds like it could maybe also be exhaust manifold (likely gasket, or a loose nut/stud)?

Could be batch firing injectors due to failed cam sensor too.

True using a long screwdriver as a stethoscope to source the noise before spending any cash!

As said could be an exhaust leak on the manifold, near the head.
Could also be a loose sparkplug depending on how many limp wristed mechanics have been working on the engine :)

Would a failed cam sensor show on the diagnostic machine? could it explain why I have fluctuating revs on cold start ?

The cold start issue disappear when unplugging the MAF. The car was remapped few days ago hoping it will solve the cold start fluctuating rev problem, it gained in power but made the problem somewhat worse. I hope all those issues are linked and will be resolved all at once. The car is at the garage for investigation although any input always welcome : )

New cam sensor, same problem... I've just bought a new/used AFM (to solve the cold start issue) I hope that is it!!!!

Proper job then. Id be surprised if it was a manifold leak but it has been known for craftsmen to leave a slight gap in welds :)
Are the plugs tight?

I checked the plugs, all good there. Also installed the right Bosch AFM and it cured the cold start issue :)

Now I have to investigate the ticking further as in this thread: http://www.e30zone.net/modules.php?name ... c&t=242399

It definitely comes from the top of the engine.
