cant be a real group 5 car for that money , would be more like 250 to 300k

Yes, engine only.
I was offered a genuine ex works car, less engine & box, about 6 years ago. It needed full resto though and was £40k. It's off being restored now and as interest in e21's has grown, it'll be silly money by now.
